For a typical home, an asphalt shingle tear-off and replacement usually falls in the lower-to-middle part of this range. Larger or steeper roofs and premium architectural shingles push it higher. Keep the quality on Budget or Mid-range for standard asphalt.

Is metal roofing worth the extra cost?

Metal costs roughly 2-3x asphalt up front but can last 40-70 years versus 15-25 for shingles, plus it's more energy-efficient and fire-resistant. Set quality to High-end to model a metal or tile roof. It's a strong long-term value if you're staying in the home.

Can I just add a layer over my old roof?

An overlay (roofing over existing shingles) is cheaper because it skips the tear-off, but most codes allow only two layers total, it hides deck damage, and it shortens the new roof's life. A full tear-off is what this calculator estimates and is generally the better long-term choice.
